Why is Asphalt Seal Coating Important?

The majority of roads and driveways today are composed of several layers of different materials. What you see on a daily basis is just the top layer, a “roof” if you will, that protects all the other layers from constant wear and tear, and keeps things dry.

Asphalt works as a binder to protect these lower layers with its excellent adhesive and waterproofing properties.

How Often Should I Have My Asphalt Repaired?

Ideally, cracks should be crack sealed during the summer, when there is more heat and the asphalt is warmed and expanding. Sealing cracks will help prevent further damage and pavement failures like alligatoring and potholes.

The factory recommends that you crack seal your surface every 2 years. However depending on the health of your asphalt, it could be longer before you need a repair.

What Happens If I Don't Repair It Soon?

If left untreated, this process will continue to repeat on each and every layer of your pavement. Eventually without treatment, an asphalt surface will deteriorate until it completely fails. This process results in an ugly, crumbling and hazardous driveway or parking lot, scarred with potholes and cracks.
